Luxury flats in former Imperial pub to go on sale soon and the price means demand is going to be high
Stanifords to start marketing Imperial pub flats soon and says Help to Buy will be available.
After nearly three years of being empty, the former Imperial hotel and pub in Cleethorpes will soon be back in use as 16 luxury flats.
The 115-year-old Victorian building has undergone a complete refurbishment, with 16 one or two bedroom apartments being put up for sale within weeks.
And the estate agent who will be selling the flats says he expects demand to be high as the development will be eligible for the Help to Buy scheme which gives financial help to first time buyers.
“Work commenced on the building at the end of May,” said Paul Staniford, the director of Stanifords estate agents who are managing the renovation.
“It’s a complete refurbishment of the hotel into 16 luxury apartments. It’s really what the area is looking for. It’s a positive step and an economic support for growth.”
The old pub is located on Grimsby Road in Cleethorpes in front of Blundell Park, making it a popular destination for Grimsby Town football fans until it closed in July 2015.
The existing building and the adjoining coach house will be converted onto 16 flats.
The corner of the building will have a glass-fronted showroom with the average asking price for the flats ranging from £95,000 to £120,000.
The 16 self-contained apartments will be available on the government’s Help to Buy scheme which offers large, low cost loans to first-time buyers.
“£120,000 gets you a beautiful, large apartment in a service building with dedicated secure parking,” said Paul.
“The issue that we’re likely to have is that with the government Help to Buy scheme, we’re likely to have more purchasers than apartments available,” he told BBC Radio Humberside’s Burnsy show.
Cleethorpes-based Hodson Architects, which submitted a design statement to North East Lincolnshire Council, said there would be “minimal changes” to the building’s external appearance, with some alterations internally to “provide comfortable living accomodation.
“We believe the changes only enhance its character with no detrimental effect to the key details or surrounding context.”
While it was vacant, the hotel suffered what was believed to have been an arson attack. The fire was contained on the ground floor.
